We are delighted to include this stunning Provencal house into our portfolio. Alps Accommodation owners have ventured outside the Alps to the superb medieval town of Aups in the Verdon National Park area of Southern France. Having fallen in love with the area many years ago, the owners could not pass the opportunity of purchasing Le Mas, Aups. Set in 5000m2 of grounds, with its own olive grove, a new 15m x 5m heated outdoor swimming pool and has been fully renovated. Find out more about the area of Aups in The Verdon.

The property is arranged over 200m2, offering 5 bedrooms and 3 bathrooms. Sleeping 10-12 people, the house offers a retreat style experience in peace and quiet with incredible views across the countryside and vineyards. Located 20-25 minutes’ walk, or 2 km from the thriving market town of Aups, the area is popular for its lakes with water sports, gorges and river activities plus fantastic hiking and biking. For beach lovers there are plenty of beach areas at the lakes, or the coast is just over an hour drive away.

This offers a truly idyllic location for holidays throughout the year. With summer being the peak season, it is also a popular area for spring, autumn and winter breaks.  The area enjoys warm sunny days for much of the year, with walking and biking being popular year-round activities.

The property has a dedicated electric vehicle charging station.

The property offers a Saturday changeover day, however in spring, autumn and winter, a flexible arrival day and length of stay may be available. For smaller groups of 4 or less, small group discounts may apply outside the peak season.  The prices include a welcome basket of snacks and drinks, cleaning at the end of your holiday, plus linen and towels.   Contact us for more information.

Le Mas, Aups offers fabulous Verdon accommodation for groups and families. Recently renovated to the highest standards, yet retaining many of the properties original features such as the wooden beams and terracotta floors, you will find a beautiful interior, styled and furnished with character and charm of the original Mas and the area.

Enjoy luxury items such as the 15m x 5m heated pool (heated from mid April to the end of October), air conditioning in the 4 main bedrooms, and the stunning setting with huge flat gardens, plenty of shade, olive groves and fruit trees. With a choice of 4 furnished terraced areas, you can enjoy the sunshine from morning to sunset.

As you enter the property via the traditional archway, you automatically get a feel for The Provence, with locally sourced furnishings and fittings and numerous arched windows framing the garden views. Looking round to the kitchen area, the modern units offer ample storage and quartz stone work surfaces give a sleek cool feel. Equipped with an American style fridge freezer, (plus a second fridge freezer in the garage), dishwasher, hob, oven, kettle, toaster, Nespresso machine, microwave and plenty of cooking equipment for groups. If you prefer cooking outside there is an open chimney style BBQ on the terrace just outside the kitchen. Double sliding doors lead from the kitchen and provide stunning views across the large furnished terrace, to the grounds with an impressive 15m x 5m swimming pool. Rental properties with such large pools are hard to find, not only you can have a distance swim if you’re a keen swimmer, but large groups can find plenty of space for their inflatables and ball games! The pool is surrounded by no less than 80m2 of anti-slip tiled terrace to offer plenty of space and sun-drenched spots all day. Please note there is a deep and shallow end in the pool, plus for your safety a hard electric security cover. The pool is heated and open for use from the April Easter holidays to late October.

If you can tempt yourself back inside, each of the living spaces offer a great flow, and you will never feel on top of each other, as the property offers many quiet comfortable spots for relaxation. The lounge with its original beams, 2 sets of doors to the garden, and deep comfy velour corner sofa, offers a wonderful calm feel. A huge open fire provides a focal point in the lounge and is a great addition for autumn and winter holidays. The property also has fiber Wi-Fi and the lounge is equipped with a Smart TV and French television. You will also find a selection of games, books, maps and puzzles.

From the lounge, take a step through the wide archway to the sunny indoor dining area with extending wooden table and large carved oak sideboard. Again double doors lead out to the garden and a further outdoor dining terrace and in the other direction double doors lead back to the main entrance and hallway.

In the extensive grounds families have been considered greatly with an in-ground trampoline, climbing rope, punch bag and swing, at the aptly named “fun tree”.

We are delighted that all the electricity used at The Mas is provided via solar panels, so you can enjoy an eco-friendly stay. For the cooler months, heating is provided in all bedrooms and living areas, plus logs for the chimney are included.

Please note, parties and loud music are not allowed at this property. Although we do not have any close neighbors, this is a peaceful residential area. Pets are also not accepted at this property.  Although there is a bedroom and bathroom on the entrance level, this property has not been designed for guests requiring wheel chair access.

Bedroom 3

Sleeps 2-4, 1 x king bed (160cm x 200cm), 1 x sofa bed (140cm). Air conditioning.

Bedroom 4

Sleeps 2, 2 x single beds (90cm x 2000cm). Air conditioning.

Family shower room and separate WC located next to bedrooms 3 and 4.

Bedroom 5 (small bunk bedroom)

Sleeps 1-2, 1 x set of bunk beds (80cmx 190cm). WC and sink located next door. Fan available.

The five individually designed bedrooms have been furnished in modern Provencal style, with a fresh injection of bold fabrics and cool white linens. The bedrooms again retain the original terracotta flooring with rugs to add further comfort. The 4 main bedrooms also offer individually controlled air conditioning units with optional fan and heating settings to offer flexibility for summer and winter stays. There are 3 newly fitted bathrooms and a total of 4 WC’s. All bedrooms have traditional shutters as well as curtains.

The first master bedroom located on the ground floor is a spacious king suite. Plenty of walk-in wardrobe and storage space is offered in the dressing room, plus the room benefits from an ensuite bathroom with a modern free-standing bath, Italian style shower, WC and sink. Views via the double doors look across the enclosed gardens with fruit trees and furnished terraces.

The second master bedroom is located on the first floor. Again a spacious room, beautifully furnished with quality wooden furniture and offering your very own private sunny roof terrace with stunning Provencal views. Walk through your dressing room with floor to ceiling mirrors and plenty of clothes storage, to the double sink with traditional brass fittings. Leading off the dressing area is a private large shower and a WC.

Bedroom three is also located on the first floor. This loft-style room has a fresh modern feel and can be used as a spacious suite with king size bed and a lounge area with TV, or for flexibility the sofa-bed can be made into a double bed. Views look across the garden to the local countryside.

Across the hallway is a beautiful twin bedroom, bedroom 4, again offering high levels of comfort, with open hanging and storage, plus double doors which lead to the upper garden.

Opposite is a family shower room with large Italian style shower and sink. Contemporary marble effect tiles with black fittings add further to modern style of the bathrooms. A WC with sink is located next door.

The fifth bedroom is located on the lower level next to bedroom 1. This is a small bunk bedroom, with picture sized window providing views of the gardens. There are hanging hooks and a large drawer under the bed, and the adjacent hallway offers further hanging and a chest of drawers. Directly next door is a WC with sink.  The room is best suited for 1 person due to its size, but is possible for 2 children if they don’t mind a cosy fit. A fan is available.

For larger groups or more flexible sleeping, the main lounge sofa is a pull-out double bed. The property is best equipped for a maximum of 10 people, although with younger children and flexible sleeping it can accommodate to 12 people with prior permission. A cot and highchair can be provided, please notify us at time of booking. Fresh white linens and towels are provided, with your beds made for your arrival. A starter selection of luxury toiletries are also provided for each bathroom.

Enter the grounds of Le Mas, Aups via secure electric gates, and you are instantly greeted by the extensive 5000m2 enclosed private grounds and stunning countryside views. The grounds surround the property in its entirety and it has its very own olive grove of over 60 trees, plus fruits trees such as figs, apple and quince.  We are excited to have produced our very own Le Mas olive oil, which you can sample in your arrival basket.

Running along side the olive grove is the 15m x 5m swimming pool, plus an in-ground trampoline and the “fun tree” a great climbing tree with a rope swing, punch bag, and a tyre swing. (Please note these amenities are used under supervision and at the guests own risk).  The swimming pool has a deep and shallow end, plus for your safety a hard electric rolling pool cover. 

The property has a private enclosed driveway with parking for numerous cars. A covered parking space is also provided with a high-speed electric car charging point. There is also a secure lockable garage with space for your bikes and other outdoor items. Outdoor games such as a full size table tennis table, boule and badminton are available.

Le Mas, Aups is located on a quiet and rural lane, just 2 km or 20-25 mins walk from the popular medieval market town of Aups in the Var region. The town has a year-round community with plenty of shops, bars and excellent restaurants. There is also a Provencal market twice a week on Wednesday and Saturday mornings which attracts visitors from afar, plus a further truffle market during the winter months. You can spend the day wondering the pretty narrow streets and touring the many clock towers, or you can follow the guided tour. Numerous shops are on offer ranging from clothing, gift and souvenir shops, book shops, pottery, antiques to banks, bakeries, supermarkets, electric bike hire shop and more. Aups can be reached by car from Calais with the A51 motorway being 40 minutes away, and the A8 just 40 minutes. Alternatively take flights to Nice, Toulon or Marseille, where you can hire a car and Aups is around 1.5 hours drive. There is a train station at Draguignan - Les Arcs, accessed from the airports, or providing access to the south coast. The station is 40 minutes’ drive away and local taxis are also available. A car is certainly essential to ensure you manage to explore the surrounding villages, vineyards and water activities.

If you normally love holidays filled with activities and plenty to see and do, we are certain you won’t be disappointed with visiting Le Mas, Aups. We have been renting accommodation in the Verdon for years and still have numerous activities on our "to do" list! Or you can of course simply relax during your holiday, in the most stunning peaceful and private location.

"So much attention to detail in this house – the owners have thought of everything you’re going to need on holiday. Gorgeously decorated and spotlessly clean. We were there as a group of friends and loved lazing by the pool dipping in and out of the heated water.  The views are Van Gogh inspired … Provencal rolling hills and an olive grove in the garden! Sooo many beautiful pictures were taken.  The kitchen and dining area is really well equipped and we enjoyed meals we made at the property.  We also walked into Aups (25 minutes along very quiet country lanes) for the market, shops, coffee shops and restaurants…. lots of choice.   One day we did an unforgettable 10km walk in the lower Gorge du Verdon. Wow.  For the end of the day … a bottle of local rosé wine, laughter with mates and then a super comfy bed. Perfect.  I’ll be back with friends and family."

"The house is located on a nice country lane with other impressive houses.  From Aups its a 5 minute drive or 20 mins walk if you've sampled some of the local rose! The views of the Provence countryside are splendid with the whiff of lavender and pine in the air. Aups is a typical stunning Provencal town, with great local restaurants, cafes and bars mixed with magnificent architecture.  What we really liked about Aups was the real local people which made it authentic and earthy and still being very friendly.  The Verdon accommodation was high-spec and so usable with plenty of walk in showers for all. We had the joy of sitting out watching the sun go down after a swim after a days biking sipping a cold beer. The rest of the house has homely touches and makes it a joy to spend time in. The location and the house were top draw for us and hence my review. We will come again for some more biking for sure!"

About the owner

Our family are based in the Alps and we run Alps Accommodation in Samoens.  Having spent summer holidays in The Verdon area for many years, we felt it was time to purchase our own holiday home to enjoy. When this unique property in the sought after town of Aups became available, we fell in love with it immediately.  For the majority of 2022 the property interior was renovated and we added the swimming pool.  We have enjoyed many trips with family and friends, and we are now ready to offer the property for rentals. Even though it's not quite in the Alps, we felt it would sit well on our website and appeal to our current customers, as it offers active holidays, with lakes, gorges, medieval towns, vineyards, numerous sports, and so much to see and do in the area.  Family and friends have certainly loved holidaying here so far and we hope you will love it as we do.  Tom and Alison Ward-Lee and family.
